Measured Building Surveys

Measured Building Survey

Measured Building Survey

Measured Building Survey

Measured building surveys can be commissioned as a standalone package or integrated seamlessly with a topographical survey to provide a complete and unified 2D dataset of your site. Utilising advanced geospatial laser scanning and total station technology, I deliver high-precision spatial data that serves as the definitive foundation for architectural design, structural engineering and planning applications.

Comprehensive Survey Deliverables

Depending on your project brief, a standard measured building survey package includes:

  • Detailed Floor Plans: Accurate internal layouts documenting walls, openings, doors, windows, overhead detail and fixed furnishings.
  • External & Internal Elevations: Precise orthographic projections detailing building façades, materials, heights and vertical alignments.
  • Detailed Cross-Sections: Vertical slices through the property to illustrate floor-to-ceiling heights, roof pitches and structural relationships.

Efficiency Through Combined Site Surveys

For projects involving extensions, redevelopments or complex site constraints, pairing your measured building survey with a topographical site survey offers significant advantages:

  • Zero Discrepancy: The measured building survey and  topographical survey are tied together meaning that all levels will match on both surveys.
  • Cost & Time Savings: Consolidating site visits minimises disruption and reduces cost
  • Unified Deliverables: All architectural and land data is delivered as a single CAD file.

Floor Plans

Measured Building Survey

Measured Building Survey

Measured floor plans provide a highly accurate, scaled "birds-eye" view of a property’s internal layout, either floor by floor or isolated to a specific development zone. These architectural grade layouts serve as the definitive canvas for spatial planning, building regulation applications and structural modifications.

Comprehensive Architectural Detail

Using advanced spatial measurement technology, I map internal structures with absolute precision. Standard deliverables document:

  • Structural Elements: Exact positions of internal and external walls, window configurations and door openings (including opening swings).
  • High-Level Profiles: Overhead structural detailing, including beams, roof lights, changes in ceiling height and slopes.
  • Fixtures & Fittings: Accurately positioned sanitary ware, radiators and fixed furnishings.
  • Spatial Annotations: Comprehensive text data detailing floor finishes, ceiling heights and relative floor levels.

Flexible Levels of Detail

I tailor the depth of the data captured to match your specific project stage and budget. Choose between:

  • Basic Floor Plans: Simplified plans tracking walls, doors, and windows ideal for early stage feasibility studies.
  • Full Detailed Floor Plans: High detail plans capturing all, walls, doors, windows, overhead features, ceiling slopes and fixed furnishings all   annotated with heights, floor levels and surface types in a clean easy to read drawing ideal for complex renovations and planning submissions.

Delivery Formats

All surveys are delivered  in .DWG format for design (AutoCAD) and .PDF format so they can be viewed anywhere.

Roof Plans

Measured Building Survey

Roof Plans

Measured roof plans provide a precise scaled drawing showing a birds-eye view of your roof. It is a precise map of your roof's shape, size and layout.

Architects, builders and solar installers use it to plan their work accurately.

Critical Structural Data Captured

Every roof plan is accurately detailed and clearly annotated to document the entire overhead envelope, including:

  • Geometry & Pitch: Precise building outlines, ridge, parapet walls, drainage channels, gutters and roof slope directions.
  • Penetrations & Projections: Exact locations of chimneys (including pots), vent pipes and dormer windows.
  • Glazing & Features: Roof lights, skylights, access hatches and major architectural embellishments.
  • Material Composition: Clear annotations identifying external finishes, from traditional slate and tile to modern flat roof membranes.

High-Precision Data Collection

Using safe, non-contact measurement solutions such as advanced reflectorless total stations or 3D laser scanners, I capture complex roof geometries accurately from ground level or safe vantage points, removing the need for hazardous roof access while ensuring precision.

Sections

External Elevations

Roof Plans

Sections deliver an accurate, vertical "sliced" view through a building. These architectural profiles are essential for verifying floor to ceiling heights, roof pitches and structural alignments during complex renovations or planning applications.

Comprehensive Vertical Data

Every cross-section captures a detailed profile view that includes:

  • Structural Framing & Enclosures: Detailed cuts through internal and external walls, door frames and window openings.
  • Vertical Space Clearances: Exact positions of finished floor levels, structural ceilings and floor-to-ceiling heights.
  • Overhead Architecture: Complex roof slopes, pitch angles, structural beams and high-level structural variations.
  • Site Context Levels: Accurate relationships between internal floor levels and external ground levels.

External Elevations

External Elevations

External Elevations

Measured external elevations provide highly accurate, flat orthographic projections of a building’s exterior facades. These architectural grade drawings are a mandatory requirement for planning applications, heritage statements and structural alterations, allowing architects and planning officers to precisely analyse building heights, window alignments and material finishes.

Comprehensive Façade & Architectural Detail

Using advanced technology, I capture every external feature with precision. Standard elevation drawings document:

  • Structural Openings: Precise positioning of structural walls, door frames and window configurations (including stone mullions and arches).
  • Roof Profiles & Enclosures: Detailed mapping of roof slopes, ridge heights, eaves, gutters, fascia boards and parapet walls.
  • Projections & Penetrations: High-accuracy plotting of chimney stacks, pots, roof lights, dormers and architectural embellishments.
  • Services & Fixtures: Exact locations of rainwater downpipes, external vents, wall-mounted lighting and utility boxes.

Detailed Material Annotations

To ensure full compliance with local authority planning guidelines, all drawings are thoroughly annotated to detail the building's fabric. This includes specifying external materials such as brickwork, stone, timber cladding, rendering and roof tile types.

All of the above can be in full detail or basic detail.

Depending on your own individual project, you may or may not need the full details shown on the drawings.  Please advise how much detail you require when enquiring so this can be reflected in your quote.
